HOW can we charge 1.5% - 2.5% instead the normal 2.5-3.5% of sale price?

I will be the first to admit that the idea of a lowered commission percentage of 1.5% - 2.5% seems a little unusual, but mostly, not feasible.  That then begs the question: HOW am I able to make this type of brokerage successful?  Well, it can be extremely successful when done right.  To do so, I lead an extremely qualified and hand-picked team of licensed professionals who assist our clients with facilitating the transaction from start to finish.  Thus, when a client lists their property with us, they will be provided access to a licensed broker, assistance from a licensed salesperson, and professional expertise from the whole team.  Hence, we provide the top-notch service and expertise of traditional brokerages but at less cost due to our amount of transaction volume and decreased expenses.

WHAT is the reasoning behind allowing a 1.5% listing commission instead of the normal 2.5-3.5%?

I recently represented a family buying a house.  The seller was an older lady who was a widow and wanting to downsize her residence as she was running low on money.  She was extremely sweet and gracious throughout the whole process.  The agents representing her, however, did not do much in regards to facilitating the transaction.  The house was on the market for six months, no sign, no open houses, all scheduling of showings were dealt directly with the seller, and I never spoke with either of the agents once as all inquiries were forwarded to an assistant.  And trust me, I tried getting in touch with the agents.  Thus, the listing agents did not bring much value to the listing as the house sold because of its location and lowered price.   Furthermore, I was surprised to learn at close that the listing agents then charged her 3.5% (instead of 2.5%) of the total sale price.  Their service barely warranted the standard 2.5%, let alone more as the level of work they provided was of minimal value to the older lady.   I felt like they were taking advantage of her and it wasn't the best way to do business.  Hence, I decided to implement a lowered commission list option for consumers so they have additional options when listing their home.  In essence, I am able to provide significantly better service and at a drastically lowered price – a 1.5% to 2.5% listing commission to be exact!  The 1.5% listing commission discount is for military personnel or persons over the age of 70.  Business is business, but my structuring produces excellence, longevity, consumer options, and the best value for all involved. 

The Process of Listing!

  2. Property Meet and Greet with Seller

    • Discuss process

    • Answer questions

    • Schedule date for listing

    • Collect property information

    • Discuss market analysis

    • Staging advice (if desired – free of charge of course!)

  3. List property!

    • Sign listing agreement and finalize list price

    • Listing entered into MLS and 100+ other sites

    • Sign and post installed

    • Property pictures (if desired – free of charge of course!)

    • Secure lockbox installed (if desired – free of charge of course!)

    • Flyer created

  4. Property showings commence.

    • Vacant Properties: Agents will be able to access your property with their clients via a secured Supra lockbox.  Detailed records of access are maintained.

    • Occupied Properties:  Agents will schedule showing appointments directly with seller or tenant, just like a listing agent charging 2.5-3.5% to list the property.  Agents will then be able to access your property with their clients via a secured Supra lockbox.  Detailed records of access are maintained.

    • We do not host Open Houses.  Normally, Open Houses benefit the agent rather than the seller.  We are here to represent YOU, not use your listing to pick up buyers for other properties!  However, we can loan Open House directional signs to you to hold your own Open House.

  5. Review and respond to offers

  6. Open escrow and finalize transaction

  7. Close escrow and save YOU money!
